    Before I call, I review your property, the current market context, what has recently sold nearby, and where buyers are stretching in your area.

    We talk

    A short call to understand what you're really trying to do. Sometimes the best advice is “wait six months.” If that's the call, I'll tell you.

    I visit the property

    About an hour on site. I look at what an algorithm can't — renovations, layout, the things that move price for a real buyer.

    You get the read

    A value range I'd expect, plus the strategy required to achieve the best result. Honest about what your home isn't, too.
